Meet The Builder

Let’s chat! Our first meeting is one of the most important meetings throughout the process. We will discuss the construction process in detail from start to finish. At this meeting we would like to establish both short and long term goals and what your expectations are and how we can put those goals and expectations into an actionable plan. Below are a few of the items we will be discussing:

  1. Home Site Details & Location
  2. Style of home you desire to be built
  3. Amenities and construction details to be included in your home
  4. Timeline of construction
  5. Home Costs & Potential Lot Improvement costs to establish a budget

Floor Plans, Home Designs & Proposal

Building a home is an exciting journey where there a lot of decisions to be made! During this step you can select from our many floor plans, customize one that we have or you may choose to design your own home from the ground up. We will go through our floor plans to see what will suit your needs. We can design a completely new floor plan for you or modify one of your existing ones according to your specifications. We call this process a white canvas approach because after all, it is YOUR home, YOUR lifestyle we are creating. Once we have achieved your goals in this phase and a floor plan is established, a formal proposal will be supplied for you to sign off on.

Pre-Construction Meeting

This is where the fun starts! We will complete a detailed question and answer form. This will confirm most questions are answered prior to preparing a final set of plans. Our goal is to provide YOU with a detailed set of plans prior to submitting for permits to avoid any future changes or additional costs. Once the plans are signed off on the Spectrum Homes Team will assist you from permit submission to permit approval. Internally at Spectrum we assemble the team to go over the nitty-gritty of building your home. Our team will put together all the technical information for the final construction documents and file for permits. Don’t worry! You get to do the fun stuff…picking out cabinets, and paint colors and floors etc…

Construction Begins!

After the permits are approved and financing is completed the construction of your new home will begin! This is probably one of the most exciting times for YOU as all the hard work and pre-planning becomes a reality. During construction the Spectrum Homes team will support you from beginning to end. Our Builders Advantage technology will allow you to track the building process of your home from your mobile device day to day.

5.

Delivery of Your New Home

Prior to your new home delivery Spectrum Homes Total Quality Assurance program will walk you through the new home process. During this phase you will have an electrical walk through where at this time you will decide where you would like to place your cable jacks and discuss the details of the framing prior to closing the walls up. We also complete the TQA walk through one week prior to the delivery of your home to prepare it for a smooth delivery. Our customer centric model is built to better serve YOU our client through the entire building process.

The Four Components

You found the perfect lot and now it’s time to build your custom home. With over 40 years of construction experience, Spectrum Homes truly understands the on-lot construction process. The obstacles and hurdles one may face could be costly, plus prevent you from building your custom home.

Home Site
Land values vary based on location, topography, site improvements, surrounding properties, municipal services and most importantly supply and demand.

Lot Improvement
Generally includes the costs associated with obtaining necessary permits and utilities to be used on your lot. The cost and amount of lot improvements will vary depending on the location and topography of your home site (i.e. building permits, water/sewer system, impact fees and grading).

The Home
Will vary depending on the type of design, specifications and floor plan you select.

Financing
Will vary depending on the type of loan you choose. Common financing options include conventional, construction and bridge loans. The type of loan you select will determine the funds needed at your real estate closing.

Our Pricing & Proposal Process

At Spectrum Homes, we take the pricing and proposal process very seriously. We understand you are making a major financial decision based on the estimated costs we provide you in order to achieve your home building dreams.

After you have chosen a floor plan we will proceed to prepare a proposal that will reflect the cost of “The 4 Components of Building A Home.”

The proposal will include:

  • Home Site:
    Land cost and associated expenses to obtain a building lot.
  • Lot improvement:
    Review of Lot Improvements checklist and estimated cost for each item. This is based on the lot you choose.
  • The Home:
    “Yes it’s included” philosophy allows us to stand out among other builders. Many of our standard features are upgrades for most builders. Home cost estimate will provide our standard packaging price of your home and highlight what is included.
    • We will provide a list of available upgrades. Special amenities may be added and priced separately.
    • Summary of all of our price costs are shown for your convenience and understanding.
  • Financing:
    Guidance through the financial process is available to you…just ask us!
